A five-week live group for licensed agents

Build a BPO business
that pays you between closings

Add an income stream that pays whether or not a house closes. In five live evenings, you’ll learn how to get approved, how to do the work or get help with it, and how to know exactly what you keep from every order.

A note from Frank

What if your next paycheck didn't depend on your next closing?

Maybe you've got a deal that keeps getting pushed. Maybe you're working a full-time job and want something you can build on the side. Or maybe you'd just like more control over your income.

BPOs can help with any of those. Banks, mortgage servicers, and valuation companies pay licensed agents every day for their opinion of what a property is worth.

Here's what I've learned in 18 years of doing them, though. Getting signed up with a few BPO companies is the easy part. Building income that holds up means understanding the work, knowing what you keep after expenses, and having a system you can manage, whether you do it yourself or get help.

That's what this five-week group is for.

Frank

What a BPO is

Get paid to price homes, no closing required

A broker price opinion is a licensed agent's estimate of what a property would sell for. Banks, mortgage servicers, investors, and valuation companies order them for loan modifications, foreclosures, portfolio reviews, and more.

It uses the same skill as a market analysis. The difference is that you're paid for each completed report, whether the house ever sells or not.

How it works

  1. 1.Get approved. Register with BPO companies, set your coverage area, and let them know you're ready for orders.
  2. 2.Complete the order. Photograph the property, choose comparable sales, and submit your opinion of value, on your own or with help.
  3. 3.Get paid per report. Each completed order is paid by the company that sent it. You'll track what's owed, so you know when to expect the money.

Set up for success

Start with the full plan, not just a list of companies

Signing up with a few BPO companies is only the first step. In this group, you'll learn the rest of what makes BPO income work:

  • Which companies to focus on first
  • How to keep your vendor profiles active and visible
  • How to turn in reports that pass the first time
  • How to respond quickly without taking on orders that don't pay off
  • How to track who owes you what, and when

That way your BPO business keeps working, even when one company slows down.

At a glance

  • 30+ years in real estate
  • Doing BPOs since 2008, thousands completed
  • Six-figure income from BPO work
  • Runs a full BPO operation with his own team
  • 60+ agents taught across the country
  • Navy veteran

Meet Frank

I started doing BPOs in 2008, when the market was falling apart

I'm Frank Worrell, founder of BPOs for Life LLC, and I've spent more than 30 years in real estate. When the market crashed in 2008, I needed a way to earn money while sales were uncertain. That's when I started doing broker price opinions.

BPOs quickly became a dependable part of my income. As I signed up with more companies, the income grew, and so did the deadlines, photos, reports, and payment schedules. That's when I learned the lesson I now teach every student: doing the work is only part of the job. You also have to manage the business behind it.

So I built systems. I put together a team of photographers and data-entry specialists, built my own app to track orders and payments, and now use AI to enter new orders automatically.

About four years ago, I started teaching other agents. I've worked with more than 60 agents in states like Arkansas, California, Colorado, Florida, Michigan, Missouri, Oklahoma, and Texas.

“You don't have to figure this out alone. I'll show you exactly what I do, and help you build your version of it.”

Your BPO business, your way

Handle every order yourself,
or get access to a support team

There’s more than one way to run a BPO business. Some agents take the photos and complete every report themselves. Others get help with photos and report preparation so they can take on more orders. If you go that route, you won’t have to find help on your own. I’ll introduce you to the support providers I use in my own business. When I tell agents they don’t have to do every step themselves, the reaction is almost always the same: “Why didn’t we start there?” So we start there. In Week 1, you’ll choose the setup that fits your schedule and goals.

01

Hands-on

You do the fieldwork and reports. Keep more of every fee. Best if you have time during the day.

Photos
You take them
Report prep
You complete it
The tradeoff
More of the fee stays with you, but it takes more of your time

02

Team-supported

A team that handles photos and report prep. Take on more orders. Best for busy schedules.

Photos
A photography service or your own photographer
Report prep
A support provider prepares it, and you review it
The tradeoff
Less per order, more capacity
With either setup: you handle your accounts, accepting orders, deadlines, reviewing every report, accuracy, and compliance. Your license, your name, your opinion. Support services are optional, separate from tuition, and arranged directly with each provider.

Student results

Different agents, different markets, real progress

These agents started where many people reading this are now: interested in BPOs, but needing a clear path.

$5,887

average per month

David R., Missouri

$2,308

average per month

Teniecha C., Georgia

$1,833

average per month

Tara H., Arkansas

Gross BPO earnings averaged over three months, before expenses. Individual results, not typical or guaranteed.

Jim, Oklahoma

Jim earned $509 in his first seven days doing BPOs. He turned in his first reports a full 24 hours ahead of the deadline, and the companies noticed.

Mike J., North Carolina

Mike’s orders didn’t come in right away. Instead of quitting, he kept calling and emailing companies and following up. In August, he crossed $1,000 in BPO income from several different companies.

Added about $600 a month in consistent BPO income, which helped cover bills.

Jennifer, California

Turned BPOs into a dependable weekly income source with coaching and systems.

Nakia, Virginia

Faster order completion, fewer revisions, more confidence.

Christy, Georgia

Is this group right for you?

A good fit if you

  • Are a licensed real estate agent or broker
  • Want income that doesn’t depend on your next closing
  • Are working a full-time job and want something you can build around it
  • Like the idea of getting help with parts of the work
  • Want to understand the numbers before you invest more time
  • Learn better with a group and a real person to ask

Probably not if you

  • Aren’t licensed yet. You’ll need an active license to do BPOs.
  • Are looking for guaranteed orders or overnight income. BPO work is earned through approvals, reliability, and quality.
  • Can’t make time for the work over the next few months. Even with support, the first weeks take effort.

Some of my students want an extra $1,000 a month. Others want to build a full-time operation. Both are fine. The goal is the same: learn the work, understand the numbers, and build the right setup for your goals.

Join the first group

Start building your BPO income before the end of the year.

Join now and you’ll be ready for the first live session on November 12. By December 17, you’ll know which companies to apply to, how you’ll handle the work, and what each order leaves you, along with a plan for growing your BPO income in the new year.

And you won’t be figuring it out alone. Every call includes live Q&A, and between sessions you can post questions in the community for Frank to cover on the calls.

Getting started is simple. Right after you enroll, you’ll get a welcome email with your login, the session schedule, and how to post your first question. You’ll also get a reminder the day before and an hour before each live call.

I stand behind this work

I’ve taught more than 60 agents how to build BPO income, and I believe in this process enough to put my own money behind it.

Here’s my promise. If you:

  1. Complete the program by attending or watching all five sessions,
  2. Apply to at least 22 BPO companies within two weeks of the first session, and
  3. Earn less than $154 a week in BPO fees (about $8,000 a year) during your first 30 days after a company approves you,

…I’ll refund half your enrollment fee.

Just send me your application list and order history within 14 days after your 30-day window ends, and I’ll take care of it.

The terms are simple, and I’ll honor them. It’s a guarantee from someone who does this work every day.

Questions and answers

What agents usually ask me

Getting started

Do I need any BPO experience?

No. We start with how BPOs work and build from there. If you’ve done a few already, you’ll learn how to get more consistent and how to grow.

Do I need a real estate license?

Yes. BPOs are completed by licensed agents and brokers. Some states have extra requirements, and a few limit who can be paid for BPOs, so in Week 1 we’ll cover how to check your state’s rules.

Does my broker need to be involved?

In many states, yes. BPO fees often have to be paid through your broker, or your broker has to agree in writing to how you’re paid. We’ll cover the conversation to have with your broker before you apply anywhere.

Are there BPO assignments in my area?

There’s BPO work in most of the country, but volume depends on your area and on each company’s needs. We’ll cover how to check demand, set your coverage area, and register with several companies so you aren’t depending on just one.

How do I get approved with BPO companies?

That’s Week 2. You’ll get my list of 17 BPO companies to sign up with, including each one’s signup link and phone number. Then we’ll go through how to set up strong vendor profiles, what each company asks for, and how to follow up so they know you’re ready to work.

Time and schedule

Can I do this while working a full-time job?

Many of my students do. Getting help with photos and report preparation makes it much more manageable. Expect the first few months to take more time while you learn, and less once your system is running.

How much time does BPO work take each week?

It depends on how many orders you take, how far you drive, and how much you delegate. Plan for more time at first. We’ll help you work out a realistic weekly schedule for the setup you choose.

What if I can’t make a live session?

Every session is recorded and posted in the training vault. Post your question in the community ahead of time, and I’ll answer it on the call so you can catch it on the replay.

What time is that where I live?

7 PM Eastern is 6 PM Central, 5 PM Mountain, and 4 PM Pacific. That’s after the workday for most agents across the country.

What happens on Thanksgiving?

No session that week. The five sessions are November 12 and 19, and December 3, 10, and 17.

Can I join after the group has started?

Yes. Enrollment stays open after the first session. Every session is recorded, so you can catch up on the replays and join the remaining live calls.

Money

How much can I earn?

It varies a lot by market, the companies you work with, how many orders you accept, your expenses, and how consistently you work. Some of my students are building toward their first $1,000 month, and a few are earning several thousand a month. I can’t promise any specific income, but I can show you how the numbers work so you can set realistic goals.

What do BPOs pay?

Fees vary by company, property, and assignment type. Interior BPOs usually pay more than exterior ones. We’ll go through real fee examples and what each one leaves you after costs.

What will I actually keep after expenses?

This is the most important question, and we answer it in Week 1. Photography, processing, software, mileage, and your broker’s share can all come out of the fee. You’ll learn to figure out what each order is worth before you accept it.

Are there costs beyond tuition?

Possibly. Most companies ask for errors and omissions insurance. Support services, photography, and some software are optional and paid directly to those providers. We’ll go over the typical costs so nothing surprises you.

Is there a payment plan?

Yes. You can pay $997 in full or make 2 payments of $525.

What’s your refund policy?

Watch the first session. If it’s not the right fit, let me know within 7 days of it, or within 7 days of joining if you join after it’s started, for a full refund.

The work

How hard are the reports?

If you’ve done a comparative market analysis, you already know the core skill: choosing comparable properties and supporting a value. Each company has its own form and rules, and some revision requests are normal at first. Week 3 is about getting reports right the first time.

Do I have to take the photos myself?

No. You can take them yourself, use a photography service, or hire your own photographer. We’ll talk through the tradeoffs of each.

What does “getting support” actually mean?

I’ll introduce you to support providers I trust and use myself. They can help with things like company registrations, monitoring orders, and report preparation. You set up your own arrangement with them. You stay responsible for your accounts, deadlines, reviewing reports, and accuracy, because the opinion carries your license and your name.

Will AI do my reports for me?

No. AI can help with organizing orders and some admin work, and I’ll show you how I use it. But you review the comparable properties, check the numbers, and make the final call on value. That’s your job, and it should be.

After the five weeks

Will I be on my own after the calls?

No. Between sessions, you’ll have the training vault, with every replay on one page, the list of BPO companies, and a resources page with the tools I use. You’ll also be part of a private community with the other agents in the group, where you can ask questions anytime and I’ll cover them on our calls.

What happens when the group ends?

You’ll keep access to the recordings, training vault, and community for 12 months. You can rewatch any session and keep asking questions in the community as you build.

What if I have questions after the program?

The community discussion board is the place to ask. Other students often have the answer too, which is one of the best parts of learning as a group.

Still have a question?

Book a free call with me, or reply to any of my emails, and I’ll get back to you personally.

Before you decide

A personal note from Frank

When I started doing BPOs in 2008, I learned a lot of it the hard way: by doing the work, making mistakes, and slowly building systems that held up as the orders grew.

You don’t have to do it that way. In five weeks, we’ll go through what took me a long time to learn: how the work is done, what it really pays, and how to set up support so it fits your life.

I’ll be honest with you the whole way. BPOs aren’t a get-rich-quick plan, and nobody can promise you orders. But they are real, paying work for agents who learn the business and stick with it. I’ve seen it in my own career, and I see it in my students every month.

If that sounds like what you’ve been looking for, I’d love to have you in the first group.

See you on Thursday, November 12.
